B. REASONS: 1. The advertised plat is located on the edge of a residential neighbor- hood as delineated in the Comprehensive Plan (1962). The Compre - hensive Plan also indicates that the area is near the edge of the industrial corridor adjacent to the Spokane International Railway track s . 2. The Commission is of the opinion tnat the mobile home subdivision would provide an appropnate buffer between the developing industrfal corridor to the southwest and the residential neighborhood to the north. The Commission notes that a similar mobile home plat to the west was approved in 1969. The Commission also notes that a trailer court has been established approximately 400' soufih of the proposal and apartments authorized approximately east of the request. 3. The Commission notes with favor that the mobile home development would maintain a suburban densfty (i , e., appro>dmately three dwelling units per acre) compared to more dense multiple family projects along Pines I',oad (Approximately 18 to 21 dwelling units per acre). ~Y.
