A CONDITIONS:
1. That the plat be designed as indfcated on the preliminary plat of
record and/or attached sheets as noted. That the plat be designed as
indicated on the preliminary plat of record dated 7-11-73 and
that it be subject to the subsequent conditions of approval
(Conditions 2 thru 1-4) attached thereto.
ZONING RECOMUIENDATION
Planning Commission Recommendation: A,pprove Crrestridae Addition as
indicated on the preliminarv plat af record tA the P.esidential Ntobfle Home Zone
upon the filinq of the final plat. B. REASONS:
1. The advertised plat is located on the edge of a residential neighbor-
hood as delineated in the Comprehensive Plan (1962). The Compre -
hensive Plan also indicates that the area is near the edge of the
industrial corridor adjacent to the Spokane International Railway
track s .
2. The Commission is of the opinion tnat the mobile home subdivision
would provide an appropnate buffer between the developing industrfal
corridor to the southwest and the residential neighborhood to the
north. The Commission notes that a similar mobile home plat to the
west was approved in 1969. The Commission also notes that a trailer
court has been established approximately 400' soufih of the proposal
and apartments authorized approximately east of the request.
3. The Commission notes with favor that the mobile home development
would maintain a suburban densfty (i , e., appro>dmately three
dwelling units per acre) compared to more dense multiple family
projects along Pines I',oad (Approximately 18 to 21 dwelling units
per acre).
~Y. The Commission notes tnat the westerly portion of the applicant's
property was approved for Residential Mobile Home Zoning at the
July 13, 1973 hearing.

The following recommendations shall be adhered to prior to filing

1. The proposed public water service extension shall
conform to the requirements stated within sub-
section 248-54-310 of the State Board of Heaith
Regulations for Public Water Supplies.
2. Due to the small lot sizes, a typical lot develop-
ment plan showing drainfleld, driveway, garages,
carport, patios, living unit, storage.shed and
water line, etc. shall be on file in tnis office.
3. Lots 2 thru 6, Block 1, are unsuitable for sewage
disposal systems due to the terrain slopes being
in excess of the 10% maximum requirement.
