(Walling East)
Planning Commission Recommendation: ARprove to SinQle Familv Residential
(R-1) Zone.
A. Reasons:
The final plat of Walling East has been filed incorporating 12 suburban
lots ranging in size from 9, 300 square feet (89' x104') to 10, 000 square
feet (97'x104'). Most of the lots within the subdivision are just under
the minimum area requirements for establishment of a single family
residence in the Single Family Residential Zone; however, such lots
would be non-conforming and could accommodate single family
re sidence s .
The Planning Commission is of the opinion that Wallfng East is appropriate
for Single Family Residential zoning because:
1. The 12 lots in Walling East have been de signed to accommodate
single family reside nce s; i, e., all of the lot s have at le ast 8 0' of
frontage and almost 10,000 square feet of lot area. None of the
lots within the subdfvision are large enough to accommodate duplex
development.
2. The Planning Commission has been routinely upgrading similar
residential plats in the Vera and Opportunity Communities to the
Singie Family Residential Zone.
3. Although much of the surrounding area is zoned Agricultural and
Re stricted Residential, no duplexe s have been e stablished in the
immediate are a. The s urrounding are a ha s bee n developed with
single family residences on lots and suburban tracts with BO to 128
feet of frontage.
4. The Single Family Residenttal Zone prohibits duplexes, animal
keeping other than household pets, mobile homes, and home
occupations.
