A. Reasons: The final plat of Patricia Addition has been filed incorporating 14 suburban lots ranging in size from 10, 100 square feet (78'x130') to 12, 150 square feet (90'x135'). Ten of the lots are of sufficient area to allow single family and the 4 remaining lots are of sufficient size and frontage to allow single family - duplex development. The Planning Commission is of the opinion that Patricia Addition is appropriate for Restricted Residential zoning because: l. The 14 lots in Patricia Addition have been designed to accommodate single family re sidence s; i. e., most of the lofis have at least 80' of frontage and 125' of depth. The four corner lots in Block 2 can accommodate duplexe s. The Commis sion note s that several duplexe s have been established within the subdivision. 2. The Commission notes that the subdivision lies on the edge of a residential neighborhood as defined in the Comprehensive Plan. 3. The Restricted Residential Zone prohibits animal keeping other than o household pets, mobile homes, and intensive agricultural activities. B. General Data: 1.
