Planning Commission Recommendation: Approve, subiect to the followina
eonditions:
A. Conditions:
1, That the plat be designed as indicated on the preliminary plat ot
record and that an additional stub access be provided to the north
a s s hown .
2. That a statement be placed in the dedication to the effect that no
more than one dwelling structure be placed on any one lot, nor shall
any lot be further subdivided for the purpose s of creating additional
lots or building sites without filing a replat.
3. That the plat provide for right of way width for streets as indicated
on the preliminary plat of record.
4. Thafi appropriate provision be made that the following described
property be held in trust until the continuation of the street be
dedicated or deeded: A 1' strip at the north end of the stub street
that terininates at the plat boundary.
5. Thafi appropriate street names be indicated.
6. That appropriate utility easements be indicated on copies of the
approved preliminary plafi for distribution to the Planning Department
and the utility companies. Written approval of the easements by the
utility company must be received prior to the submittal of the final
plat.
That a plan for water facilities adequate for fire protection be approved
by the wafier supplier and fihe fire protection district. The water
supplier.will certify that appropriate contractual arrangements have
been made with the plat sponsor for construction of the water syster,rl
prf or to filing of the final plat.
8. That a certificate of title be furnished the Planning Commission prior
to the filing of the final plat.
9. That the preliminary plat be given conditional approval to
January l, 1973,

l0o That the streets be improved to standards established by Spokarae
County, or a bond to cover the cost of such improvements be
furnished the County Engineer in the amount as determined by the
County Engineer. .
. 11. That profile s of streets, proposed grade s, and drainage plan of the
plat be submitted and approved by the County Engineer before the
final plat is drawn. The County Engineer may require that design
of drainage improvements for the entire plat be made by a registered
civil engineer.
12. Conditional approval of the plat is given subject to dedication of the
right of way to the public and approval of the road system in the plat
by the County Engineer.
13. That a name be indicated before the final plat is filed; such name to
be approved by the C ounty As se s s or.
14. That a statement be placed in the dedication to the effect that a
public water system, acceptable to County and State Health
authorities will be made available for the plat and individual
service provided to each lot prior to sale of lots.

Planning Commission Recommendation: Approve to Sinale Familv Residential
( R-1) zone.
A. Reasons:
The final plat of Veradale Heights Tenth Addition has been filed
incorporating 14 suburban lots ranging in size from 10, 200 square feet
(81.5'x125') to 12,000 square feet (96'x125'). All of the suburban lots
are of sufficient size and frontage to allow single family development.
The Planning Commission is of the opinion that Veradale Heights Tenth
Addition is appropriate for Single Family Residential (R-1) zoning because:
1. The 14 lots in Veradale Heights Tenfih Addition have been designed
to accommodate single family re sidence s; i, e., all of the lots have
at least 80' to 90' of frontage and 125' of depth.
2. The Planning Commission has been routinely upgrading similar
re sidential plats in the Vera and Opportunity Communitie s to the
Single Family Residential (R-1) Zone. Veradale Heights Ninth .
Addition was upgraded to the Single Family Residential (R-1) Zone
in 1969.
3. The Planning Commission contends that none of the lots within the
subdivision have disadvantaged relationships which would warrant
duplex zoning.
4. The Single Family Residential Zone prohibits duplexes, animal
keeping other than household pets, mobile homes, and home
occupations.
