Rose Co., Inc., known as Greenhaven Addition. In light of the fact that we paid the filing fee, we wish to appeal this decision on the grounds that the plat approved was someone elses, not ours. If proper procedure in these matters permits the presentation of an alternate plat, why wasn't the alternate plat we personally submitted to Mr. Stravens on February 9, the one presented to the commission? We drew that one up as a compromise alternative after interviewing most of the people who had signed a petition in opposition to our project. We feel we made it perfectly clear in that meeting that the plat later approved could in no way be of any help to us, and that we wanted nothing to do with it. b1e feel very strongly that everyone involved in this matter; the land owmer, Rose Co., the builder itho was hoping to purchase these lots, and others are entitled to a decision that reflects a more re- sponsible attitude on the part of the board. Enclosed is a copy of our alternate plat. Perhaps we shouldn't pretend to be authorities on planning, but may we suggest that almost evEry day we have reauests from people who would like to 1x4tve a lot in the valley similar to the ones this alternate plat would provide fronting on Broadway and Alki. (Postponecl from January 14, 1972) Comment: At their January hearing, the Planning Commission asked the staff to study the Greenacres Neighborhood, within which this plat is located, to determine if it is feasible to consicier this area, or parts of the Neighborhood, as an area for lower gradients of population density. The Commission at this hearing reviewed the study and felt that urban density at this proposed level is not appropriate for this particular plat, and would recommend that the same basic design be followed and lots combined to achieve a more appropriate density for the area (see sketch) with special provisions included for siting the dwellings. The Planning Commission, therefore, recommended that the plat be approved, subject to the following conditions : A. Conditions: 1. That the plat be designed as indicated on the attached sketch sheet as noted. 2. That a statement be placed in the dedication to the effect that no more than one dwelling structure be placed on any one lot, nor shall any lot be further subdivided for the purposes of creating additional lots or building site s without filing a replat. 3. That the plat provide for right of way width for streets as indicated on the preliminary plat of record, with the possibility of future widening of Broadway if right of way can be acquired from the Irrigation District. 4. That appropriate street names be indicated. S. T.hat appropriate utility easements be indicated on copies of the approved preliminary plat for distribution to the Planning Department and the utility companies. Written approval of the easements by the ut%lity company must be received prior to the submittal of the final plat. 6.
