(Swanson First Addition)
Planning Commission Recommendation; Approve to Sinqle Family
Residential (R-1) Zone.
A. Reasons:
The final plat of Swanson First Addition has been filed incorporating
S suburban lots ranging in size from 11, 700 square feet (85 X 138)
to 14,500 square feet (105 x 138). All of the suburban lots are
of sufficient size and frontage to allow single family development.
The Planning Commission is of the opinion that Swanson First
Addition is appropriate for Single Family Residential (R-1)
zoning because:
1) The five lots in the subdivision have been designed to
accommodate single family re sidence s: i, e., all of the
lots have at least 80' of frontage and 125' of depth.
2) The Planning Commission has been routinely upgrading
similar re sidential plats in the Vera and Opportunity
Communities to the Single Family Residential Zone.
3) The surrounding area has been platted and zoned for single
family residences on lots with 80 to 110 feet of frontage.
4) The Planning Commission is of the opinion that none of
the lots within the subdivision have disadvantaged
relationships which would warrant duplex zoning.
S) The Single Family Re sidenti al Zone prohibits duplexe s,
animal keeping other than household pets, mobile homes,
and home occupations.

Planning Commission Recommendation: Approve, sub)ect to the tollowinq

A. Conditions:
1. That the plat be designed as indicated on the preliminary plat of
record and/or attached sheets as noted. .
2. That a statement be placed in the dedication to the effect that no
more than one dwelling structure be placed on any one lot, nor shall
any lot be further subdivided for the purposes of creating additional
lots or building sites without filing a replat.
3. That the plat provide for right of way width for streets as indicated
on the preliminary plat of record.
4. That appropriate utility easements be indicated on copies of the
approved preliminary plat for distribution to the Planning Department
and the utility companies. Written approval of the easements by the
utility company must be received prior to the submittal of the final
plat.
. 5. That a plan for water facilities adequate for fire protection be
approved by the water supplier and the fire protection district. The
water supplier will certify that appropriate contractual arrangements
have been made with the plat sponsor for construction of the water
system prior to filing of the final plat.
6. That a certificate of title be furnished the Planning Commission prior
to the filing of the final plat.
7. That the preliminary plat be given conditional approval to April 1, 19 73.
8. That a name be indicated before the final plat is filed; such name to
be approve d by the C ounty As se s s or .
9. That a statement be placed in the dedication to the effect that a
public water system, acceptable to County and State Health
authorities will be made available for the plat and individual service
provided to each lot prior to sale of lots.
10. That the means of sewage disposal be approved by the Health
District prior to filing of the final plat.
