That the plat be de signed substantiall.y as indicated on the preliminary plat of record and/or attached sheets as noted, and that the sponsor will work with the staff of the Planning Commission to accomplish the following objectives: Aj To increase the lot sizes in the northwest corner of the plat and adjust the street alignment to accomplish better road grades, less drainage problem, and more usable lot space. B) To provide for a minimum of 15 acre s of space in the proposal as required for a commercial ridinq and boarding stable. C) To provide the necessary right of way for the realignment of Schafer Road and to work with the staffs of the Planning Commission and Engineer's to try to acquire the east half of the right of way for the s tree t at the e a s t pl at bou nd ary . 2. That a statement be placed in the dedication to the effect fihat no mare than one dwelling structure be placed on any one lot, nor shall any lot be further subdivided for the purpose s of cre ating addi tional lots or building sites without filing a replat. 3. That the plat provide for right of way width for strects as indicated an the preliminary plat of record. 4. That appropriate provision be made that the following described property be held in trust until the ad joining land is platted and the rema.iniiig half of the street is dedicated: A 1' strip at the easterly edye of the street at the east boundary of the plat if it is not possible to acquire a full widtli right of way for this street. 5. That appropriate street names be indicated. 6. That appropriate utility e ase ments be indicated on copie s of the approved preliminary plat for distribui on to the Planning Department and the utility companies. Written approval of the easements by the utility company must be received prior to the submittal of the final plat. 7. That a plan for water facilities adequate for fire protection be approved by the water supplier and the fire protection district. The water supplier will certify that appropriate contractual arrangements have been made with the plat sponsor for construction of the water system prior to filing of the final plat. 8.
