DESCRIBE THE SCOPE OF WORK IN DETAIL AND INDICATE USE & PROPOSED USE:
REMOVE AND REPLACE EXISTING DECK STRUCTURE FOR PRIVATE USE. DECK WILL BE
APPROXIMATELY 396 FT' (22X18) AND APPROXIMATELY 7' ABOVE GRADE. DECK WILL SIT ON 12"
DIAMETER, MINIMUM 24" DEEP, HIGH STRENGTH CONCRETE FOOTINGS. DECK STRUCTURE WILL BE
CONSTRUCTED FORM PRESSURE TREATED LUMBER. POSTS WILL BE 4X4 AT 4.5' SPACING AND
ATTACHED TO THE BEAM USING SIMPSON BRACKETS AND KNEE BRACING. BEAM OVERHANG SHALL
NOT EXCEED 2' IN EITHER DIRECTION FROM POSTS. BEAMS WILL BE SPACED AT 8' AND 16' FROM
HOUSE. JOISTS WILL 2X8 AND BE SPACED AT A MAXIMUM OF 16" ON CENTER AND WILL OVERHANG THE
OUTERMOST BEAM BY NO MORE THAN 24". JOISTS WILL BE ATTACHED TO A 2X8 LEDGER BOARD WHICH
IS IN THEN ATTACHED TO THE HOUSE WITH LAG SCREWS. LEDGER BOARD IS ALSO FLASHED AND
CAULKED. ALL STRUCTURAL CONNECTIONS WILL BE MADE USING GALVANIZED SIMPSON STRONG TIES
AND APPROPRIATE GALVANIZED FASTENERS. THE DECKING WILL BE ATTACHED USING A KREG
CONCEALED FASTENER SYSTEM. ALL DECKING WILL BE ATTACHED WITH 2 FASTERS AT EACH JOIST
INTERSECTION. DECKING WILL BE INSTALLED AT OPPOSING 45 DEGREE ANGLES WITH A "PICTURE
FRAME" RUNNING THE PERIMETER OF THE DECK. THE STAIRS WILL EXIT THE DECK AT A45 DEGREE
ANGLE AND WILL CONSIST OF FIVE 2X12 TREATED STRINGERS AT APPROXIMATELY 1' ON CENTER.
RAILING POSTS WILL BE 4X4 TREATED LUMBER. RAILING HANDRAILS AND CROSS MEMBER WILL BE
CONSTRUCTED OF 2X4 TREATED LUMBER. BALUSTERS WILL BE MADE FROM 1X1 CEDAR AND WILL BE
SPACED AT A MAXIMUM OF 3.9" BETWEEN. ALL CONSTRUCTION PRACTICES, FASTENERS AND
DIMENSIONS WILL BE IN ACCORDANCE WITH SPOKANE COUNTY PRESCRIPTIVE RESIDENTIAL DECK
CONSTRUCTION GUIDE BP -68.
