Plrnning Commission Recommendation: A~norovel, subject to thefollowing
conditic is : ~
A. Conditions:
1. That the plat be designed as indicated on the preliminary plat
of record and/or attached sheets as noted, and that the plat be
approved, sub,ject to completion and filing of Bl.aine's Subdivision
which provides road access to this plat.
2. That a statement be placed in the dedication to the effect that
no more than one dwelling structure be Dlaced on any one lot, nor
shall any lot be further subdivided for the purnoses of creating
additional lots or building sites without filing a replat.
3. That the Dlat orovide for right of way width for streets as
indicated on the Areliminary plat of record.
4. That appropriate provision be made that the following described
property be held in trust until the continuation of the street
be dedicated or deeded: A 1' strip at the ends of a1.1 streets
that terminate at the plat boundary.
5. That appropriate street names be indicated.
6. That apvropriate utility easements be indicated on copies of the
approved preliminary plat for distribution to the Planning
Department and the utility companies. Written approval of the
easements by the utility company must be received prior to the
submittal of the final plat.
7. That a plan for water facilities adequate for fire protection be
aparoved by the water supplier and the fire protection district.
The Water suDplier will certify that appropriate contractual
arrangements have been made with the plat sponsor for construc-
tion of the water system prior to filing of the final plat.
8. That a certificate of title be furnished the Planning Commission
prior to the final olat.
9. That the preliminary Dlat be given conditional aDproval to
June 1, 19?3•
• 10. That streets be improved to standards established by Spokane
County, or a bond to cover the cost of such improvements be
furnished the County Engineer in the amount as determined by
the County Engineer.

11. That p2*ofiles of streets, proposed grades, and drainage plan of
the nlat be submitted and approved by the County Engineer before
the final plat is drawn. The County Engineer may require that
design of drainage imnrovements for the entire plat be made by
a registered civil engineer.
12. Conditional aDproval of the plat is given sub3ect to dedication
of the right o£ way to the public and approval of the road
system in the plat by the County Engirieer.
13. That a name be indicated bePore the final plat is filed: such
name to be approved by the County Assessor.,
14. That percolation and/or soil classification tests be submitted
as required by the County Health Officer. Subdivider is not
authori2ed to have the final Dlat drawn until the County Health
Officer certifies in writing thzt lot•sizes, soil porosity, and
topograpt~jr are such as to reasonably expect on_site seWage
systems to be workable and not in3urious to water strata used
for potable water wells or springs.
15. That a atatement be olaced in the dedication to the effect that
a public water system, acceptable to County and State Health auth-
orities will be made available for the plat, and individual
service provided to each lot prior to sale of lots.
