CERTIFIED - RECEIPT REQUESTED
Laws and regulations in our society are, at times, difficult to
understand and fully comprehend. This is true of zoning ordinances,
which are laws intended to protect and yovern the many different uses
of land in Spokane County. It is my responsibility, as the Zoning
Investigator, when the situation arises, to help resolve conflicts
involviny the Spokane County Zoning Ordinance.
This office rias received reports reyardi ny a fence located in what is
known as the clear -view trianyle on your property, located at South
205-07 Burns Road, Spokane County, parcel number 23541-3305. This
property is zoned Two -Family Residential.
A recent visual inspection by our field inspector indicated, we
believe, that these reports are possibly accurate.
Section 4.17.040 of the Spokane County Zoning Ordinance stipulates
that, "Corner lots in all zones shall not be premitted to have any
fencing or other sight -obstruction which constitutes a hazard to the
traveling public within the area designated as the 'clear -view
trianyle.' This area can be determined by measuring eiyhty (80)
feet from the center of two intersecting streets along the center
lines of each street, then connecting the two points with a straight
line forming the hypotenuse of the clear -view trianyle. Trees
within the clear -view shall have their branches removed at the trunk
from ground level to a minimum of seven (7) feet above ground level.
Shrubs within the clear -view trianyle shall be maintained no higher
than three (3) feet above grade elevation of the center line of the
adjacent street."
It is the intent of this letter to advise you of an apparent zoning
violation and to request compliance within a suitable time frame.
Accordingly, we are of the opinion that since you have now been
informed of the requirements of the Spokane County Zoning Ordinance,
a period of 30 days, beyinniny with your receipt of this letter,
should be sufficient time in which to briny your property into
compliance by reduciny the fence heiyht to 3 feet for that portion of

be established inwhich your property will be brought into compliance
with the ordinance requirements.
1t you wish to discuss these findinys, have any questions, or believe
these alleyations to be unfounUeg,-'pleose feel free to contact me at
