A. Reasons:
1, The final plat of Ponderosa Heights Addition has been filed as
contatning lots ranging from 11, 745 sq,ft, (87 fto x 135 ft.) to
12,555 sq.fto (93 fto x 135 ft) e In fihe Dedfcation covenants it
is stated that the plat is designed for "no more than one detached
dwelling o,, on any one lot" o This plat is different from the other
Ponderosa plats in the vicinity in that lot sizes are much smaller
which in turn precludes the keeping of animals on any lot e
2. The Commi s szon recommended either Agricultural Suburban or
Restricted Residential zoning at the time the preliminary plat was
acted upon and now recommends the Restricted Residentfal Zone
classification because of the small individual lot areas delineated
in the final plat.

Planning Commission Recommendatton: Approve, subiect to the followinci
conditions:
A. Conditions:
1. That the plat be redesigned as indicated on the preliminary plat of
record,
2. That a statement be placed in the dedication to the effect that no
more than one detached dwelling structure (single family or duplex)
be placed on any one lot, nor shall any lot be further subdivided
for the purposes of crQating additional lots or building sites
without filing a replat o
3. That the plat provide a 641-0" right of way width for streets, with
a minimum radfus at street corners of 20'-0" .
4. That appropriate provision be made that the following described
property be held in trust until the contfnuation of the street be
dedicated or deeded, and that provision be made for a temporary
cul de sac at its point of tErmination: A 1' strip at the ends of
2 streets that terminate at the plat boundary,
5 o That appropriate street names be indicated.
6. That appropriate utility easements be shown prior to the filing of
the final plat o
7e That a certificate of title be furnished the Planning Commission
prlor to the filing of the final plat.
8. That the preliminary plat be given conditional approval to
May 1, 1968,
9. That streets be improved to standards established by Spokane
County, or a bond to cover the cost of such ir:lprovemPnts be
furntshed the County Engineer in the amount as determined by the
County Engineer.
10. That profiles of streets, proposed grades, and drainage plan of the
plat be submitted and approved by the County Engineer before the
final plat is drawne The County Engineer may require that design
of drainage improvements for the entire plat be made by a regis-
tered civil engineere
