A. Reasons:
1. The final plat of "Seventh Addition to Veradale Heights" has been
recently filed with the Spokane County Auditor's Office, and
Agricultural Suburban or Restncted Resfdential zoni.ng was
recommended at the time the prel.iminary plat was reviewed,
Lot sizes range from 90 ftox 136 ft. (12, 244 sq.fta ) to 110 ft, x
140 ft e(15, 400 sq,ft o) and restrictive covenants state that "no
more than one clwelling unit be pe rmitted on any one lot " e The
plat, therefore, has been designed for single family or two
family residential development fitting in with two other established
residential plats (Veradale Heights Third and Sixth Additions),

zoning classffication because the lots are too small to maintain
