Planning Commission Recommendation: Approve, subiect to the followinq
conditions:
A. Conditions:
1. That a statement be placed in the dedication to the effect that no
more than one detached dwelling structure (single family or duplex)
be placed on any one lott nor shall any lot be further subdivided
for the purposes of creating additional lots or building sites with-
out filing a replat.
2. That that portion of Union Road previously dedicated be included
in the plat but not in the dedication. Portions of Union Road not
previously dedicated, the temporary cul de sac area in Lot 5 and
the radius in Lot 1, muat be included fn the dedication.
3. That appropriate utility easements be shown prior to the filing of
the final pl at .
4. That a certificate of title be furnished the Planninq Commission
prior to the filing of the final plat.
S. That the preliminary plat be given conditional approval to
October 1, 1968.
6. That streets be improved to standards established by Spokane
County, or a bond to cover the cost of such improvements be
fuinished the County Engineer fn the amount as determined by the
County Engineer.
7. That profiles-of streets, proposed gradesl and drainage plan of the
plat be submitted and approved by the County Enqineer before the
final plat is drawn. The County Engineer may require that design
of drainage improvements for the entire plat be made by a regis-
tered civil engineer.
8. Conditional approval of the plat is given subject to a written
approval of the road system from the County Engineer. The sub-
divider is not authorized to have the final plat drawn until this
written approval i s obtained.
