Conditions: 1. That a statement be placed in the dedication to the effect that no more than one detached dwelling structure (single family or duplex) be placed on any one lott nor shall any lot be further subdivided for the purposes of creating additional lots or building sites with- out filing a replat. 2. That that portion of Union Road previously dedicated be included in the plat but not in the dedication. Portions of Union Road not previously dedicated, the temporary cul de sac area in Lot 5 and the radius in Lot 1, muat be included fn the dedication. 3. That appropriate utility easements be shown prior to the filing of the final pl at . 4. That a certificate of title be furnished the Planninq Commission prior to the filing of the final plat. S. That the preliminary plat be given conditional approval to October 1, 1968. 6. That streets be improved to standards established by Spokane County, or a bond to cover the cost of such improvements be fuinished the County Engineer fn the amount as determined by the County Engineer. 7.
