PRELIMINARY SUBDIVISION
PE-657-68 - GLEN VIEW ACRES 2ND ADDITIPN: WHIPPS
Planning Commission Recommendation: Approve, subiect to the followinq
con3itions;
A. Conditions:
1. That a statement be placed in the dedication to the effect that no
more than one detached dwelling structure (single family or
duplex) be placed on any one lot, nor shall any lot be further
subdivided for the purposes of creating additional lots or building
sites without filing a replat.
2. That the plat provide 50'-0" of right of way width for streets
with a minimum radius at street corners of 20'-011. A maximum
outside radius on the two curves shown in the loop street in the
.
plat may be 70'-0".
3. That appropriate street name s be indicated, with a single name
given to the loop street, (i . e., Glenview Circle).
4. That appropriate utility easements be shown prior to the filing of
the final plat.
5. That a certificate of title be fumished the Planning Commission
prior to the filing of the final plat.
6. That the preliminary plat be given conditional approval to
February 1, 19 69 .
7. That streets be improved to standards established by Spokane
County, or a bond to cover the cost of such improvements be
furni shed the County Engineer in the amount a s determined by the
County Engineer.
8. That profiles of streets, proposed grades, and drainage plan of
the plat be submitted and approved by the County Engineer before
the final plat is drawn. The County Engineer may require that
design of drainage improvements for the entire plat be made by a
registered civil engineer.
9. Conditional approval of the plat is given subject to a written
approval of the road system from the County Engineer. The sub-
divider is not authorized to have the final plat drawn until this
written approval is obtained.
