Planning Commissfon Recommendation: Approve to Resfiricted Residential
Zone upon filinq of the final plat and subject to the following condition:
1) No more than three (3) duplexes shall be constr.ucted within the
advertised area.
A. Reasons:
1. The Planning Commission is of the opinion that Berean Addition ,
would be appropriate for Restricted Residential zoning if duplex
development were restricted.
2. The surrounding area has been developed for single family residences and duplexes on lots witl-i 80 to 100 feet of frontage. '
3. The RE,stricted Residential Zone prohibits animal keeping other
than household pets, mobile homes, certain home occupations,
and intensive agriculfiural activities.

A. Preliminary Subdivisfon
Planriing Commission Recommendation: AVrovel subiect to the followinci
conditions:
1. That the plat be designed as indicated on the preliminary plat of record
and/or attached sheets as noted to provide a stub acce ss to the property
to the East. •
2. That a statement be placed in the dedication to the effect thafi no more
than one dwelling structure be placed on any one lot, nor shall any lot
be further subdivided for the purposes of creating additional lots or
building site s without filing a replat.
3. That the plat provide for right of way width for streets as indicated on
the preliminary plat of record.
4. That approprfate provision be made that the following described property
be held in trust until the continuation of the street be dedicated or deeded:
A 1' strip at the east edge of the stub street.
5. That approprlate street name s be indicated.
6. That appropriate utility easements be indicated on copies of the approved
preliminary plat #or distribution tv the Planning Department and the utility
companies. Written appraval of the easements by the utility company
must be received prior to the submittal of the final plat.
7. That a planfor wafier facilities adequate for fire protection be approved by
the water supplier and the f3re protection district. The water supplier will
certify that appropriate contractuai arrangements have been made with the

is drawn. The County Engineer may require that aesfgn of drainage
improvements for the entire plat be made by a registered civil engineer.
12. That a name be indicated before the final plat is filed; such name to be
approved by the County Assessor.
13. That a program for development of a public water system, adequate for
domestic water use and providing for service connections to eaah lot, be
appraved by County and State Health authorfties priar to filfng a firtal plat.

REASONS:
i. Most of the lots in Berean Addition have been designed to accommodafie
single family residences; i.e., most of the lots would have at least
8 0' of frontage and 12 5' of depth.
2. The Planning Commission has been routinely upgrading similar residential
plats in the Vera and Opportunity Communitfes to the Single Family
Residential (R-1) Zone. Although the surroundfng area is zoned Agricultural
Suburban, few duplexes have been established ia the general area. The
aurrounding area has been predominately developed with single family
res.dences on lots with 75 tc, i00' of frontage.
3. The ~^.Wpommission is of the opfnion that none of the lots within the sub-
divis i:)n have disadvantaged relationships which would warrant duplex
zonmg.
4. The Single Family Residential Zone prohibifis duplexes, animal keeping
other than household pets, mobile homes, and home occupations.
