streets to the south - one between Adams and Burns and one
between Bua7ns and Progress alignments to provide access to

Planning Commission Recommendatione Approve to Aqncultural Suburban
at the time the final plat is filed with the Spokane County l-iuditor,
A. Reasons:
1. The Planning Commission postponed action last month (February,
1968) on the preliminaiy plat of "Veradale Heights Sth Addition"
in order to allow advertising of zoning to precede prelimfnary
plat approval. The reason for this deviation from aaormal zoning
' procedure for plats was due to the applicant's desire to develop
the north side of Mission Avenue, between Adams and Progress
Roads, with multiple family units o However, the applicant has
changed his mind and written notfce has been received indicating
withdrawal of the proposed multiple family development.
2. Exi. sting plats adj acent to and in the vicinity of the subject
property have been zoned Agricultural (White Addition), Agrfcul-
tural Suburben (Veradale Heights Sth and 6th Additions), and
Restricted Resxdentfal (Veradale Park and Veradale Heights 3rd
and 7th Additions), The Veradale plats and general vicinity has
been developing with moderate to substantial single family
residences with duplexes being the exception,
3. The Planning Commission suggests that no action be taken on the
proposed plat zone change at this time because the applicants
have withdrawn their high density residential development, The
Commission now understands that the intent f s to develop the
subject property with single and two-family residences, thus
the recommendation to change the zoning from Agricultural to
Agricultural Suburban at such time as the final plat is filed.

I received your letter of the above proposed zone change.
My wife and I signed the original petibion for this change
but now wish to be recorded as DEFIIvITELY AGAINST this change.
The reason for the change in our attitude is primarily one of
r;zisunderstanding. Ighen we signed we felt that the promoters of
the zone change were planning to build two duplexes on the
north side of Mission Avenue. 'dhen we leaaned that the pro-
posed buildings -«ere 'for fourplexes and that 2$ lots are in-
volved we changed our mirids in a hurry. Its a certainty- if
2 multi-family units are profitable -more will spring up in a
hurry. Our family moved out to Veradale to get away from
multi family complexes.
Multi family units will bring a great increase in traffic. This
is a family neighborhood with lots of children. Our dirt roads
are full of chuck holes and dust now. We dont need more traff ic .
The children's safety would be jepordized.
The dollar value of my property would also be DECHEASED if multi
family units were built. This may not be true the first few years
but Itm sure.this would be true after transient tenants had used
and abused the property for ten years or so.
Our neighborhood is primarily made up of people that are proud of
our homes- attempt to keep them iH excellent repair and pay
taxes on them---we would li~e to keep our neighborhood as-is.

I object to the proposed zone change for the following
reasons:
1. I bought my home in Agricultural district to l, ve i2'1 tr.~~ I`ind
of enviroment, not apartment house district.
2. Homes in this district are on large lota of one familg houses,
to build fo0Rplex houses on small lots create neighborhood problems,
such as too many children for small space and they will be loese on
neighbors.
3. Progress Road is a poorly maintained street full of chug holds
in winter and lots of dust in the summer, propoe6d zone change makes
this problem much worse and decreases my property value.
4. There is plenty of land in the valley without two story apartment
houses in an alreddy developed agricultural residential neighborhood.
