Planning Commission Recommendation; Approve, subject to the following
condition s :
A. Conditions :
1. That the staffs of the Planning Commission and Engineer's ae
allowed to work with the sponsor in providing better access to the
lots shown. Access to 24th Avenue is difficult and lots facing
the south side of 24th may have drainage runoff problems fi om
24th. Therefore, the Engineer's require that a profile of the inter-
section be made to show how this problem can be solved,
.,~nd that a 60' right of way width street be constructed on i:he 26th
nvenue alignment with a half right of way along the east boundary
of the plat to 24th and with the proposed future setbacks at the
center of the plat as shown.
2. That a statement be placed in the dedication to the effect that no
more than one detached dwelling structure (single family or duplex)
be placed on any one lot, nor shall any lot be further subdivided
for the purposes of creating additional lots or building sites
without filing a replat.
3. That the plat provide a 60'-0" right of way width for streets, with
a minimum radius at street corners of 20'-0" and with an addi-
tional 10' of right of way on 1'idams.
4. That appropriate provision be made that the following described
property be held in trust until the remaining half of the street be
dedicated or deeded: A 1' strip along any or all half-streets.
5. That appropriate street names be indicated.
6. That appropriate utility easements be shown prior to the fili.ng of
the final plat.
7. That a certificate of title be furnished the Planning Commission
prior to the filing of the final plat.
8. That the preliminary plat be given conditional approval to
March 1, 1569.

9. That streets be improved to standards established by Spokane
County, or a bond to cover the cost of such improvements be
furnished the County Engineer in the amount as determined by the
County Engineer.
10. That profiles of streets, proposed grades, and drainage plan of
the plat be submitted and approved by the County Engineer before
the final plat is drawn. The County Engineer may require that
design of drainage improvements for the entire plat be made by a
registered civil engineer.
11. Conditional approval of the p13t is given subject to a written
approval of the road system from the County Engineer. The sub-
divider is not authorized to have the final plat drawn until this
written approval is obtained.
12. That a name be indicated before the final plat is filed; suc.h name
to be approved by the County assessor.
13. That a statement be placed in the dedication to the effect that
domestic water will be provided each lot prior to sale.
