A Reasons
1, The Evergreen Commercial Park plat has been filed with the Spokane
County Auditor with the majority of the platted lots already zoned
Restricted Industrial, However, a portion of Lot 6, Block 1, and a
portion of Lot 3 and all of Lots 4 and 5, Block 2 are zoned 1Viultiple
Family Suburban The subject plat has been designed with the
intent of developing the property either commercially or industrially,
and the existing fndustrial zoning wouIld, indeed, permit such
development However, the balance of the plat now zoned Nultiple
Farruly Suburban is recommended to be changed to conform with the
design of the plat and to conform to surrounding established zoning
2 The close proximity of the property to the Sprague Avenue Freeway
Interchange provides the property with certain obvious development
advantages, and the proposed zoning would tend to encourage the
