PE-864-72 -TOEY MARIE FIRST ADDITION: MICHIELLI
ZE- 93-72 - Aqricultural to Sinqle Family Residential (R-1) Zone
PRELIMINARY SUBDIVISION
Planning Commisslon Recommendation: Approve, subaect to the followinct,
conditions:
A. Conditi.ons:
1. That the,plat be de signed as indicated on the preliminary plat of
record and/or attached sheets as noted.
2. That a statement be placed in the dedication to the effect that no
more than one dwelling structure be placed on any one lot, nor
shail any lot be further subdivided for the purposes of creating
adciitional lots or building sites without filing a replat.
3. That the plat provide for nght of way width for streets as indicated
on the prelaminary plat of record.
4. That appropriate provision be made that the following descrYbed
property be held in trust until the continuation of the streets be
dedicated ar deeded: A 1' strip at the ends or edges of all streets
that terminafie or border the plat boundary.
5. That appropriate street names be indicated.
6. That appropriate utllity easements be indicated on copies of the
approved preliminary plafi for distribution to the Planning Depart-
ment and the utility compaazies. Written approval of the easements
by the utility company must be received prior to the subrruttal of
the ffnal plat.
7. That a plan for water facilities adequate for fire protection be
approved by the water supplier and the fire protection district.
The water supplier wa.ll certify that appropriate contractual arrange-
ments have been made with the plat sponsor for construction of the
water system prior to filing of the final plat.
8. That a certificate of title be #urrushed the Planning Commxssion
prior to the filing of the final plat.

9. That the preliminary plat be gfven conditional approval to
August 1, 19 73 .
10. That streets be improved to standards established by Spokane
County, or a bond to cover the cost of such amprovements be
furnfshed the County Engineer in the amount as determined by the
County Engineer.
11. That profiles of streets, proposed grades, and drainage plan of the
plat be submitted and approved by the County Engineer before the
final plat is drawn. The County Engineer may require that design
of drainage improvements for the entire plat be made by a registered
civil engineero

the right of way to the public and approval of the road system in the
plat by the County Engineer.
13. That a name be indicated before the final plat is ffled; such name
to be approved by the County As se s s or a
14. That percolation and/or soil classificatfon tests be submitted as
required by the County Health Officer. SubdYVider is not authorYZed
to have the final plat dravvn until the County Health Officer certifies
in wnting that lot sizes, soil porosity, and topography are such as
to reasonably expect on-site sewage systems to be workable and
not injurious to water strata used for potable water wells or springs.
15. That a program for development of a public water system, adequafie
for domestic water use and providinq for service connections to
each lot, be approved by County and State Health authorities prfor
to filing a final plat.
The plat dedication will contain a statement to the effect that the
subdivider will provide for the installation of a public water system
as approved by County and State Health authonties prior to sale of
lots.
