Planning Commission Recommendation; Approve to Single Familv Residential
for the following reasons:
A. Reasons:
1. The final plat of McLaughlin Addition has been filed with the
Spokane County Auditor and contains lot sizes of over 11, 000 sq.ft.
with 86 feet frontages. These lot sizes and frontages meet the
minimum lot standards set forth in the Single Family Resfdential
Zone and are adequate to meet minimum sanitary standards.
2. Several substantial single family residences have been or are in the
process of being established in the plat at this time which indicates
that the Single Family Residential Zone would be appropriate for the
area.
B. General Data:
1. Location: Section 26, Township 25 N. , Range 44 fEVJIv1.
All of McLaughlin Addition.

Planning Commission Recommendation: Approve, subject to the followinq
conaitions:
A. Conditions;
1. That the plat be redesigned as indfcated on the preliminary plat of
record and/or attached sheets as noted to provide for a 30' right
of way for a north-south connection at the east property line,
2. That a statement be placed in the dedication to the effect that no
more than one detached dwelling structure (single family or duplex)
be placed on any one lot, nor shall any lot be further subdivided
for the purposes of creating additional lots or building sites
without filing a replat.
3. That appropriate provision be made that the following described
property be held in trust until the remaining half of the street be
dedicated or deeded: A 1' strip along the East 30' of tne proposed
north-south half street.
4. That appropriate street name s be indicated.
S. That appropriate utility easements be shown prior to the filing of
the final plat.
6. That a certificate of title be furnished the Planning Commission
prior to the filing of the final plat,
7. That the preliminary plat be given conditional approval to
july 1, 19 69 .
8. That streets be improved to standards established by Spokane
County, or a bond to cover the cost of such improvements be
furnished the County Engineer in the amount as determined by the
County Engineer.
9. That profiles of streets, proposed grades, and drainage plan of the
plat be submitted and approved by the County Engfneer before the
final plat is drawn. The County Engineer may require that design
of drainage improvements for the entire plat be made by a regis-
tered civil engineer.

10. Conditional approval of the plat i s given subj ect to a written
approval of the road system from the County Engineer. The sub-
divider is not authorized to have the final plat drawn until this

12. That a statement be placed in the dedication to the effect that
dome stic water will be provided each lot prior to sale.
