1. lne fina.l plat of "Soutii Collins .~ddition" ;`ias been filed in tnc
Spokane County Auditor's office delineating lots averaging betweer.
13,386 sq.ft. (97/ ft.x 138 ft.) and 15,000 sq.ft. (100 ft. x 150 ft.)
Tne plat is located in an area of single family homes located to
the north, east, south and southwest across Houk Road. Directly
west across Houk Road are located duplexes bordering a planned
unit development apartment complex. Also, one single family
residence is located between Blocks One and Two on the east
side of Houk Road but is not contained in the plat.
2. Surrounding zoning is Hgri cultural Suburban, except to the west
which is Nlultiple Family Suburban. Houk Road separates the
Multiple Family Suburban zoning to the we st from the exi sting
Agricultural Suburban zoning to the east.
The Planning Commission recommends that lots within the subject
plat which front on Houk Road would be appropriately left in the
llgricultural Suburban zoning since duplexe s have been erected
directly across Houk Road. This would allow the developer option
to develop the se lots with either single family re sidence s or
duplex structure s .

Planning Commission Recommendation: Approve, subject to the follovainc
con1itions:
A. Conditions:
1. That a statement be placed in the dedication to the effect that no
more than one detached dwelling structure be placed on any one
lot, nor shali any lot be further subdivided for the purposes of
creating additional lots or building sites without filing a replat.
2, That the plat provide for riqht of way widths for streets as
indicated on the preliminary plat of record. Houk Road be indi-
cated as a full width right of way from 8th Avenue to lOth Avenue.
l Oth Avenue from Houk Road to Vercler should be dedicated as a
full width right of way. If the sponsor is unable to have the
other half of lOth Avenue deeded or dedicated, he must demon-
strate that he has contacted the adjacent owners and show
evidence that they do not wish to cooperate.
3. That appropriate provision be made that the following described
property be held in trust until the remaining half of the street be,
dedicated or deeded: A 1' strip along the south line of the N 1/2
of lOth Avenue proposed if the sponsor is unable to get th,: coop-
eration of adjacent property owners.
4. That appropriate street names be indicated.
5. That appropriate utility easements be shown prior to the filing oi
the final plat.
6. That a certificate of title be furnished the Planning Commi s sior.

approval of the road system from the County Engineer. The sub-
divider i s not authori zed to have the final plat drawn until thi s
written approval i s obtained.
11. That a name be indicated before the final plat is filed; such name
