A. Reasons:
1 o The final plat of joey Marie Addition has been filed with the
Spokane County Auditor delineating subdivided lots ranging in
size from 14,850 sq.fto (110 ft. x 135 fte) to 21,140 sq.ft.
(140 ft. x 151 fte)o
2. The subject plat ,is located in a semi-tree covered area where few
homes have been established and is the first plat in the vicinity.
Surrounding zoning is Agricultural; however, this plat will tend to
establish a change from agncultural land use to single family
residential land use fn the immediate area. Therefore, the staff
feels the plat will set a precedent for residential land use in the
neighborhood and should be zoned Single Family Residential.

Planning Commission Recommendation: Approvef subject to the followinq
conditions:
A. Conditions:
1. I) That the sponsor work with the staffs of the Planning Com-
mission and Engineer's to determine appropriate locations for
the intenor stub streets. This determination should be made
after a plan for the entire quarter section has been reviewed o
2) That the plat fnclude an additional 10' of R,/Vv on Bowdish as
shown and a 30' R/"vd at the west end of the proposed plat.
It should be noted that improvements on this right of way will
not be required.
2. That a statement be placed in the dedication to the effect that no
more than one detached dwelling structure (single family or
duplex) be placed on any one lot, nor shall any lot be further sttb-
divided for the purposes of creating additional lots or building
site s without filing a replat.
3. That the plat provide a 60'-0" right of way width for streets, with
a minimurn radius at street corners of 201-011, except as other-
wise noted,
4. That appropriate provision be made that the following descrihed
property be held in trust until the remaining half of the street be
dedicated or deeded: A 1' strip along the west edge of the
westerly street in the plat.
5. That appropnate provisfon be made that the following descnbed
property be held in trust until the continuation of the street be
dedicated or deeded, and that provision be made for a temporary
cul de sac at its point of terminatfon: A 1' stnp at the stub ends
of all streets ending at the plat boundary,
