Planning Commxssion Recommendation: Approve, subiect to the followinq
conditions:
A. Conditions:
1. That the plat be redesigned as indicated on the preliminary plat of
record and/or attached sheets as noted to:
1) Limit the access points on Barker Road to one access road.
2) Provide an additional 10' of R/W on Barker Road o
The staff of the Planning Commission and County Engineer's be
allowed to work with the sponsor to solve these and other minor
design problems with this plat.
2. That a statement be placed fn the dedication to the effect that no
more than one mobile home unit be placed on any one lot, nor
shall any lot be further subdivided for the purposes of creating
additional lots or building sites without filing a replat.
3. That the plat provide a 50'-0" right of way width for streets, with
a minimum radius at street corners af 201-0" e
4. That appropriate provision be made that the following described
property be held in trust until the continuation of the street be
dedicated or deeded, and that provision be made for a temporary
cul de sac at its point of termination: A 1' strip at the ends of
al'1 roads that terminate at the plat boundary, three of which shall
provide for temporary cul de sacs a

design of drainage improvements for the entire plat be made by a
reg3stered civil engineer.

reootded on 1ulY 11, 1969, As tndicated in the dedtcation of tha plat, the cul
de saa portion of Rivieta Dtive would be vacated baCk to the adjoininq property
at such time as the stteet ia extended.
In the meantime, the Spokane County Zoning Ordlnanoe requires a 25' reat yard
setback and a 25' front yard setback (as measuted itnm the edge of the cul de
sac) . It has bsen our pollay to encotuage vari,ances for these situations to allow
struaturea on such tempocary cul de sac stcaets to conform with similar setbacks
ae adioininq propetties.
I car►riot fotesee a problem in proceesln+g such a tequest; however, the public
heatinq ptoce8s oould reveal certain factors which cauld alter the Zoninq Adjuator's
daolsion.
I would, therefote, suqgest that the ownec of the parcel, if he feels disadvantaqed .

the amenitlea common to other platted lots in the vfcinity.
