Planning Commis sion Recommendation: ARprove, subject to the followinq
conditions:
A. Conditions;
1. That a statement be placed in the dedication to the effect that no
more than one detached dwelling structure (single family or
duplex) be placed on any one lot, nor shall any lot be further
subdivided for the purposes of creating additional lots or building
sites without filing a replat.
2. That the plat provide for additional street R/Vv as indicated on the
preliminary plat of record, and that the sponsor attempt to obtafn
the balance of the right of way for eth Avenue continued to the
edge of this plat.
3. That appropriate provision be made tl-.at the following described
property be held in trust until the remaining half of the street be
dedicated or deeded: A 1' strip along the west side of Calvin
Road as indicated on the plat and also a 1' strip along that
portion of 6th Avenue not joined by an existing plat,
4. That appropriate street name s be indicated.
5. That appropriate utility easements be shown prior to the filing of
the final plat.
6. That a certificate of tftle be furnished the Plannfng Commission
prior to the filing of the final plat.
7. That the preliminary plat be given conditional approval to
january 1, 1970.
8. That streets be improved to standards estabiished by Spokane
County, or a bond to cover the cost of such improvements be
furnished the County Engineer in the amount as determined by the
County Engineer.
9. That protiles of streets, proposed grades, and drainage plan of
the plat be submitted and approved by the County Engineer before
the final plat is drawn. The County Engineer may require that
design of drainage improvements for the entire plat be made by a
registered civil engineer.

10. Conditional approval of the plat is given subject to a written
approval of the road system from the County Engineer. The sub-
divider is not authorized to have the final plat drawn until this
written approval is obtained.
11. That a name be indicated before the final plat is filed; such name
to be approved by the County Assessor.
12. That a statement be placed in the dedication to the effect that
domestic water will be provided each lot prior to sale.

Planning Commission Recommendation: ARprove to Single Family Residen-
tial for the followinq reasons:
A. Reasons:
1. The final plat of "Vera Terrace Addition" has been filed with the
Spokane County Auditor subdividing property into lots ranging
from approximately 12,450 sq.ft. (83 ft. x 150 ft.) to I2,850
sq.ft. (88 ft, x 146 ft) which will rneet minimum lot standards as
contained in the Single Family Residential Zone.
2. The area in question is bordered on two sides by two plats
(St. Mary Addition and Kralik Subdivision) which contain lots of
comparable size for single family residential development.
Kralik Subdivision is almost completely developed with single
family homes, while St. Mary Addition has just begun to be
developed.
B. General Data:

All of that property platted as Vera Terrace
Addition.
