Planning Commission Recommendation Approve, subiect to the followinQ
conditions
A Conditions
1. That a statement be placed in the dedication to the effect that no
more than one detached dwelling structure be placed on any one
lot, nor shall any lot be further subdivided for the purposes of
creating additional lots or building sites without filing a replat
2. That the plat provide for a full 50' width nght of way for the
interior access street with radius on corners of 20'-0" An
additional 5' of right of way will be requixed for Ella as shown on
the preliminary plat of record,
3. That appropriate street names be indicated
4. Thafi appropnate utility easements be shown prior to the filing of
the final plat
S That a certificate of title be furnished the Planning Commission
pnor to the filing of the final plat,
6 That the preiiminary plat be given conditional approval to
February 1, 1970
7 That streets be improved to standards establf shed by Spokane
County, or a bond to cover the cost of such improvements be
furnished the County Engineer in the amount as determined by the
County Engineer
8 That profiles of streets, proposed grades, and drainage plan of the
plat be submftted and approved by the County Engfneer befora the
final plat is drawn The County Enqineer may require that design
of drainage improvements for the entire plat be made by a
registered civil engineer
9 Conditional approval of the plat is given subject to a wrftten
approval of the road system from the County Engineer The sub-
divider is not authorized to have the ffnal plat drawn until this
written approval is obtained

10 That a name be indicated before the final plat is filed, such name
to be approved by the County Assessor
