Tips for a Smoother Project Application Review
➢ Submit complete, accurate plans and documents.
Extra time may be required for re -submittals as project application reviewers work on multiple applications and it
may be several days before they can look at your new or revised information.
> Designate a specific contact person to communicate with the City.
While the person designated as the applicant's contact person with the City can be changed, one individual with the
expertise for dealing with reviewer comments would be the best choice for the entire review process.
➢ Call staff regarding the status of your project only after the target date shown at the top of the page.
Although you should be contacted on or by the target date, please feel free to contact us if you haven't heard from us
by your target date. Staff may contact you before the target date if the initial review is complete. By following this
procedure, you will save time and allow the reviewers to complete the work more expeditiously.
Steps in the Permit Process
1. Counter Complete. Your application has been accepted as counter complete. This means all of the required
documents, as indicated on your Pre -Application Checklist have been submitted or have been approved for deferred
submittal. This does not prevent technical staff from requesting additional information as a result of their technical review.
2. Quality Check. The next step in the process is a quality check to make sure that the application is reviewable and free
from substantive flaws that would prevent technical staff from completing the technical review once it is started. When
this step is complete, your application will be routed to the appropriate staff and remain in their review queue until it
comes up for review.
3. Technical Compliance. Once an application is administratively complete, it is routed to technical staff for compliance
review. Depending on the type of project, technical staff may include multiple reviewers. You should be contacted by
phone, fax, email, or mail by your TARGET DATE once the initial technical compliance review is complete.
4. Permit Issuance. When the technical compliance review of the application is complete, including any subsequent re -
submittals, each reviewer will approve their section of the application and route it to the Permit Center. When all sections
of the application are received, a Permit Specialist will process the application and contact the person specified on your
application for permit pick-up. Information regarding fees and pre -construction meetings (if required) will be provided by
the Permit Specialist at that time.

I have 3 concems which may not be addressed in the calculations and commentary submitted. (1)
The garage wall at the rear is 14 feet in height to the eave of the roof. Table 2308.9.1.of the 2006
IBC requires stud height in excess of 10 feet that is laterally unsupported to have engineering
analysis per footnote (a). (2) Section 2308.3 of the 2006 IBC refers to interior braced wall lines at 35
feet both longitudinal and transverse directions in each story and Section R602.10.1 of the 2006 IRC
calls for interior brace lines at 35 feet both longitudinal and transverse directions in each story with
an exception for 50 feet. The interior brace wall line may not be addressed in your commentary. (3)
Section 1805 of the 2006 IBC calls for designed footings to meet all loads including seismic and
wind in Section 1605. The applicant is only using 6" x 12" footings and without dispersing the load
through design, that footing will not support the girder truss load from the roof above.
If you could email or write a letter addressing those specific concerns, I can complete my plan

Dear Mr. Melbourne:
I have added two pages of calculations for the 15' wall in the back of the garage and the foundation for
the girder trusses. The calculations are attached to this message in pdf format. I have directed Tim Jones
to use 2" x 6" DF -L #2 studs @ 16" o. c. for the 15' high garage wall (proved by the calculations). Also,
I asked him to construct a 24" x 24" x 8" deep concrete footing under the built-up studs under the girder
truss in the garage.
Regarding the issue of braced wall lines in the garage, I read the sections again noted below. Both the
2006 IRC R602.10.1 & IBC Section 2308.3 tell the same criteria. My interpretation is as follows:
The sidewall of the garage has a single wall 52' long. Part of the wall (front 26' portion of the garage) is
braced at the top by the roof trusses (allowed by IBC 2308.3.2 Exception where it allows forces to be
transferred into the roof diaphragm and thence to braced wall lines. The girder truss at 26' from each
end of the garage provides the same resistance as a braced wall at this point, ultimately transferring
loads through the girder truss to several interior wall braced by gypsum wallboard each side. Thus, the
unbraced length of any portion of this garage sidewall is only 26', which is less than the 35' or 50'
allowed by the code.
The front endwall of the garage is 54' long. It is broken by a 2' long dogleg in the wall, breaking the
wall into 23' and 31' long sections. In the previous set of calculations and redlined pages I placed on the
drawings, we made this 2' dogleg into a braced wall by building IBC braced panels into the wall. Use of
this braced dogleg wall keeps the length of the front endwall of the garage at 31', which is less than the
35' required by the code.
Please consider these arguments that the long walls of the garage satisfy the braced walls requirement of
the 2006 IBC and 2006 IRC.
