A. Reasons;
1, The fatnal plat of Iller's Addition has been filed incorporating 26
suburban lots ranging in si ze from 20, 200 s quare fezt (I 3 0`x 15 5' )
to 93,500 sq,ft. (220'x4251). Most of the Iots within the sub-
division average 1 acre in size and canform to the frontage and
area requirements for a residential buildfng site in thz Agricultural
Suburban Zone,
2. The subject plat lfes immediately south of the Ponderasa develop-
ments (one acre suburban tracts) whieh are zoned Agncultural
Suburban,
3. The Iller Addition has amixture of suburban Iot size s typ3cal of
many areas in the Spokane Va].ley whfch are presently zoned
Agricultural Suburban.

Planning Commission Recommendation: Approve# subaect to the following

1. That the plat be redesYqned as indicated on the preliminary plat
of record, except for minor design changes necessary to make the
plat conform to a neighborhood plan. Also that the staff of the
Planrung Commission be allowed to work with the sponsor to make
changes (i.e. adjustment of road right of ways) necessary to
accompli sh the objective s of such a plan o
2. That Blocks 1 and 2 in the plat be increased fn depth by approxi-
mately 30 feet tio accomplish future resubdivision. Appropriate
building setback lines will be indicated along the rear lot lines
as required in the adjoining plat to the north,
3. That a sfiatement be placed in the dedication to the effect that no
more than one detached dwelling structure be placed on any one
lot, nor shall any Iot be further subdivided for the purposes of
creating adcU.tional lots or builda.ng sites without filing a replat.

County. or a bond to cover the cost of such xmprovements be
furnished the County Engineer in the amount as determined by the
County Engineer.
11. That profYles of streets,, proposed grades, and drainage pian of
the plat be submitted and approved by the County Engineer before
the final plat is drawn. The County Engineer may require that
design of drainage improvements for the entire plat be made by a
registered civil engineer,
12 o Conditfonal approval of the plat is given subject to a written
approval of the road system from the County Engineer. The sub--
divider is not authorized ta have the final plat drawn until thxs
written approual is obtained.
