C ondition s : 1. That the plat be redesigned as indicated on the preliminary plat of record, except for minor design changes necessary to make the plat conform to a neighborhood plan. Also that the staff of the Planning Commission be allowed to work with the sponsor to make changes (i,e. adjustment of road right of ways) necessary to accomplish the objectives of such a plan. 2. That Blocks 1 and 2 in the plat be increased in depth by approxi- mately 30 feet fio accomplish future resubdivision. Appropriate building setback line s will be indicated along the rear lot line s as required in the adjoining plat to the north. 3. That a statement be placed in the dedication to the effect that no more than one detached dwelli.ng structure be placed on any one lot, nor shall any lot be further subdivided for the purpases of creating additional lots or building sites without filing a replat. 4. That the plat provide a 60'-0" right of way widtn for streets, with a minimum radius at street corners of 201-0" and that a full width right of way for University be dedicated. 5. That appropriate provision be made that the following described property be held in trust until the continuation of the street be dedicated or deeded: a 1' strip at the stub ends of all streets that terrninate at the plat boundary. 6. That appropri.ate street name s be indicated. 7. That appropriate utility easements be indicated on copies of the approved preliminaYy plat for distribution to the Planning Commi s sion and utility companies. ilvritten approval of the ea se- ments by the utility companies must be received prior to submittal of the final plat. 8. That a certificate of title be furnished the Planning Commission prior to the filing of the final piat. 9. The County Engineer may require that design of drainage improvements for the entire plat be made by a registered civil engineer, 12.
