1 That the staff be allowed to work with the sponsor to determine
the necessity of access to 32nd Avenue at Pierce Road The
staff will also work with the sponsor to eliminate one other
access road to 32nd Avenue in the plat
2 That a statement be placed in the dedication to the effect that no
more than one detached dwelling structure be placed on any one
lot, nor shall any lot be further subdivided for the purposes of
creating additional lots or building sites without filing a replat
3. That the sponsor guarantee in covenants ta be filed with the final
plat his intention and ability to develop the "recreation area"
parcel, and that he file a suitable document providing for the
perpetual ownership and care of that parcel by a Home Owners
1lssociationp B,ich covenants and document must be approved by
the Planning Director prior to filing of the final plat
4 That the plat provide for nght of way widths as shown with an
additional 10 feet of right of way for 32nd Avenue as shown
5 That appropnate provision be made that the following described

County Engineer
12 That profiles of streets, proposed grades, and draxnage plan cf
the plat be submitted and approved by the County Engineer before
the final plat is drawn The County Engineer may require that
design of drainage improvements for the entire plat be made by a
registered civil engineer
13 Conditional approval of the plat is given subject to a wntten
approval of the road system from the County Engineer The sub-
divider i s not authori zed to have the final plat drawn until thi s
written approval i s obtained
14 That a name be indicated before the final plat is filed, such name
