(Postponed from September 25, 1969)
Planning Commission Recommendation Approve, subject to the following
conditions
A. Conditions
1 That the plat be redesigned as indicated on the preliminary plat of
record to provide for east-west stub access streets at the center
of the plat on the tract lfnes, and tnat the 75 foot lots shown be
increased in width to make them more compatible in size with
other lots in the plat
2 That a statement be placed in the dedication to the effect that no
more than one detached dwelling sfiructure be placed on any one
lot, nor shall any lot be further subdivided for the purpases of
creating additional lots or building site s without filing a replat
3 That the plat provide a 5 0' -0" right of way width for streets, with
a minimum radius at street corners of 201-0" and that an additionat
10' of right of way be shown for Valley Way and Broadway
4 That appropriate provision be made that the following descnbed
property be held in trust until the continuation of the street ba
dedicated or cleeded A 1' strip at the ends of the stub streets
indicated
5 That appropriate street name s be indicated
6 That appropriate utility easements be shown prior to the filing of
the final plat
7 That a cerfiificate of title be furnished the Planning Commission
pnor to the filing of the final plat
8 That the preliminary plat be given conditi.onal approval to
October 1, 19 70.
9 That streets be improved to standards established by Spokane
County, or a bond to cover the costs of such improvements be
furnished the County Engineer fn the amount as determined by the
County Engineer

10, That profiles of streets, proposed grades, and drainage plan of
the plat be submitted and approved by the County Engineer before
the final plat is drawn. The County Engineer may require that
design of drainage improvements for the entire plat be made by a

11 Condffiional approval of the plat is given subject to a written
approval of the road system from the County Engineer The sub-
divider xs not authorfzed to have the final plat drawn until this
wntten approval is obtained
12 That a name be indicated before the final plat is filed, such name
to be approved by the County Assessor
13 That a statement be placed fn the dedication to the effect that
domestic water will be provided each lot pnor to sale
