Planning Commission Recommendation Approve to Restricted Residential Zone
Background
The fsnal plat of Cochrane's Subdiviszon has been filed incorporating 8
suburban lots ranging in size from 10,125 square feet ( 75'x135') to 14, 800
square feet (110'x135') All of the suburban lots aie of sufficient size and
frontage to allow single family development (75 feet of frontage) At least
3 lots withun the subdivision can accommodate duplex development
A Reasons
1 The sunounding area has been platted and zoned for single family
resldences and duplexes on lots wa.th 75 to 100 feet of frontage
Several duplexes have been established in the immediate area
2 The Restricted Residenfia.al Zone prohibits animal keeping other
than household pets and mobzle homes
3 The Planrung Commission notes that 3 residential lots withun the
subdivision have been developed with single family residences,
1 lot with a duplex, and 4 lots remain vacant Two of the four
vacant lots are of sufficient size and frontage to accommodate
duplex development
