2008, 09-12 Proposed Duplex CorrespondenceSpokan' aosnalley COMMUNITY DEVELOPMENT DEPARTMENT PLANNING DIVISION September 12, 2008 Ms. Jayn Courchaine 17201 E. Cataldo Ave. Spokane Valley, WA 99016 SUBJECT: Proposed duplex — 13119 E. Cataldo Ave. Dear Ms. Courchaine, You wrote a letter asking if an addition can be built onto the existing residence to create a duplex. It has been determined that for land-use/zoning purposes the following will apply: • All applicable setbacks must be met. • Lot size must meet the requirements of the zoning designation. • A breezeway does not constitute a common wall, so the breezeway must be enclosed to create an indoor room for that side of the proposed duplex. • A duplex must have a common or party wall. The garage wall will constitute a common wall. • All applicable building codes must be met. Please consult with the Building Division. Please contact me at (509) 688-0046 or tschmidt@svokanevalley.org if you have any questions.
