Dear Ms. Courchaine,
You wrote a letter asking if an addition can be built onto the existing residence to create a duplex. It has
been determined that for land-use/zoning purposes the following will apply:
• All applicable setbacks must be met.
• Lot size must meet the requirements of the zoning designation.
• A breezeway does not constitute a common wall, so the breezeway must be enclosed to create an
indoor room for that side of the proposed duplex.
• A duplex must have a common or party wall. The garage wall will constitute a common wall.
• All applicable building codes must be met. Please consult with the Building Division.
