This approval was granted pursuant to Section 14.506.020.8.a of the,Spokane Valley Interim Zoning Code that specifies a reduction in the flanking street yard setback may be approved if at the time the subject parcel was legally created the property was zoned under a zoning classification of the pre -1991 Spokane County Zoning Ordinance, and subsequentlyon January 1, 1991, a new zoning classification from the Zoning Code of Spokane County was assigned to the subject property. The subject parcel was originally platted in 1961. Effective January 1, 1991, Spokane County zoned the subject property Urban Residential -3.5.
