North 909 Argonne Road Spokane, WA 99212 RE: SHP-09-03 (Vanhoff) 5 -lot SHP on Evergreen Road Street and Drainage Plan Acceptance Public Works Development Division has reviewed your submittal of Civil Plans and Drainage Report for the above-mentioned project. The collective application package, as submitted, was determined to be consistent with pertinent development regulations and thus has been accepted with the minor corrections needing to be done as described below. Prior to Mylar signature, the following items shall be addressed: 1. Minor Correction(s). These will be checked prior to signing the mylars. a. In the typical section for 14th Lane, as shown on sheet 3, the utility easement is shown inside the roadway easement. Please either divide out the utility easement from the roadway easement and show them as separate easements or incorporate the utility area into the roadway easement making one big easement. There should not be an easement within another easement. Then, on the plan view and typical section, label the easement(s) according to the contents, such as the "Utility, Maintenance, Roadway and Drainage Easement". Make sure easement callouts on sheet 1 match those on sheet 3. b. Include Developer's signature on the cover sheet. c. Submit a full set of lot plans for lots with swales and drainage easements. 2. A pre -construction conference is not required. Attached are our construction comments. Please let us know who will be providing weekly reports, who will be doing the testing and who will submit the Certification package. 3. The City has available in AutoCAD 2006 a plan acceptance construction stamp. This stamp may be placed on the Mylars. If you would like this stamp, please contact Public Works via email.
