Street and Drainage Plan Acceptance
Public Works Development Division has reviewed your submittal of Civil Plans and
Drainage Report for the above-mentioned project. The collective application package, as
submitted, was determined to be consistent with pertinent development regulations and
thus has been accepted with the minor corrections needing to be done as described below.
Prior to Mylar signature, the following items shall be addressed:
1. Minor Correction(s). These will be checked prior to signing the mylars.
a. In the typical section for 14th Lane, as shown on sheet 3, the utility
easement is shown inside the roadway easement. Please either divide out
the utility easement from the roadway easement and show them as
separate easements or incorporate the utility area into the roadway
easement making one big easement. There should not be an easement
within another easement. Then, on the plan view and typical section,
label the easement(s) according to the contents, such as the "Utility,
Maintenance, Roadway and Drainage Easement". Make sure easement
callouts on sheet 1 match those on sheet 3.
b. Include Developer's signature on the cover sheet.
c. Submit a full set of lot plans for lots with swales and drainage easements.
2. A pre -construction conference is not required. Attached are our construction
comments. Please let us know who will be providing weekly reports, who will
be doing the testing and who will submit the Certification package.
3. The City has available in AutoCAD 2006 a plan acceptance construction stamp.
This stamp may be placed on the Mylars. If you would like this stamp, please
contact Public Works via email. If you are going to include the stamp on the
mylars, please include the following information:
a. Project #: SHP-09-03
b. Project Name: Vanhoff SHP
c. Date Accepted: April 16, 2007
d. Acceptance Expires: April 16, 2009
e. Public Works Designee: (Public Works signs/initials)
f. Project Lane Miles Public: (Applicant's Engineer fills in)
g. Project Lane Miles Private: (Applicant's Engineer fills in)
After Mylar signature, the following items shall be addressed:
4. The project engineer must make 2 copies of the signed Mylar. The original Mylar
and the 2 copies must be returned to Public Works after which Public Works will
signoff on the grading permit.
Next steps:
5. Contact the Planning Department (Micki Hamois/688-0048) for additional
conditions that may exist.
6. Contact the Building Department (Mike Turbak, 688-0035) for other requirements
and needed permits (e.g. right-of-way obstruction permit).
7. Final Plat —
a. When preparing the fmal plat, contact Public Works for our language that
is to be placed on the final plat.
b. Prior to acceptance, the applicant or successors in interest shall submit:
i. An Operations and Maintenance Manual prepared by the
applicant's engineer for the street and adjacent stormwater
systems.
ii. The Homeowner's Association Unified Business Identifier (UBI)
number is required.

Could you make a correction to the grading application tha was submitted and then continue the filing process.
The mistake was made on the estimate for Cut/Fill. Currently 1,000 cu. yds. of cut are shown.
The correct cut yardage should show 100 cu. yds. Which is under the SEPA limit of 500 cu. yds.
