Dear Mr. Knerr:
On August 27, 1985 you were notified in writing regarding illegal
storage of inoperable vehicles, parts and a singlewide-mobile home.
It was noted that some:,of the inoperable vehicles"ha.d-been'=removed
after our notice dated'June 24, 1985.
During a recent inspection it was notedthat vehicle -parts and the
mobile home are still present. As noted in our August 27th letter,
this matter :will be Jreferred to the Prosecuting 'Attorney' for
appropriate, legal action if corrective action is not undertaken.

understand and fully comprehend. This is true of zoning ordinances,
which are laws intended to protect and govern the many different uses
of land in Spokane County,.: It is my responsibility, as the Code
Coordinator., when the'situation arises, to help :resolve conflicts
involving the Spokane County Zoning Ordinance.
This office has received reports regarding storage of inoperable
vehicles and -partsson1your property, located at E. 1119 Fairview
Spokane County, parcel number. 12531-1703. This property is zoned
Agricultural -Suburban.

.Section 4.03.020:;(32A) of the Spokane County
inoperable vehicles:is;,fo11ows:
"Junk or Parts Veh'icl'es shall mean the remants or remains`of..a
motorized or non -motorized device capable of being moved upon:a
public highway and in, upon, or by which any person or property
is or may be transported or drawn upon a public highway and which
is inoperative., Such term shall include, but not be limited to
vehicle hulks, trailers, semi -trailers, tractors, motorcycles,
trucks, and -buses."
Section" 4.17.170 `requires -that storage of inoperable vehicles or
parts thereof shall be in accordance with the following provisions:

1. No "Junk or'Parts Vehicles" may be stored within the front,
flankingy,atYreet,".onside yard setback area; and
2. All "Junk or Parts Vehicles" must be completely sight
screened year-round, from a non -elevated view, by a fence,
hedge, shrubs.or (maintained landscaped berm) .(natural
landscaped berm)_.

It .the intent of this letter to advise you of an apparent zoning
violation and to request compliance within a suitable time frame.
Accordingly, we are' of the• opinion that since you have now been
informed of the requirements of the Spokane County Zoning Ordinance,
a period of 30 days, beginning with the date of this letter, should be
';sufficient:time in which.to.bring your property into compliance by
:'either"'relaying those vehicles which are inoperable ,and parts
