That the provisions of RCW 43 21 C(The State Environmental Policy Act) have been complied with, and the Committee concurs with the Determination of Non-Significaace 5. DE ]FACT ZE-1-89 11 The following are additional findings of fact considered by the Heanng Examiner Committee a The proposal is consistent with the Urban Category of the Comprehensive Plan in that it proposes office usage adjacent to a pnncipal artenal and adjacent to a ARajor Commercial Category b The applicant has indicated the mtent to reserve an area for future nght of way acquisition to comply with the long range goals of the Arterial Road Plan for Sullivan Road c. The proposed site plan generally, with the exception of needed parking, indicates compliance with the various standards of the Zoning Code. The landscaping requirements for this site need to be scaled back so it does not exceed the rnaximum fifteen (15°l0) percent landscaping area required by the Zoning Code Measures will be taken to ensure t6at adequate landscaping for buffenng purposes is not eliminated in those areas along the west property line and _ around the proposed parking areas D.
