Ordinance, and the onginal intent of the development plans shall be maintained.
3 A specif'ic landscape plan, planting schedule and provisions for maintenance
acceptable to the Plannmg Director/designee shall be subrlutted with a performance

uistalled and mauntained so that sight d.istance at access points is not obscured or

After reviewing the above subject, the VVashington State Department of
Transportation (WSD01) recommends the following condirions be required as a
condition of approval for tius zone change We feel these conditions are
justified due to the current traffic conditions and the lugh number of accidents
occurnng at the intersections of Pines/1Viission and PinesBroadway (Number 1
and 2 for accidents at signalized intersections in the Distnct)
I That the apphcant conduct a traffic study for this development and
that tlus traffic study be approved by both VVSDO'I' and Spokarie
County Engineer's Office before any building pernuts for tlus
property are issued ('g'his traffic study may be prepared jointly wnth
other proposed developments in the area, yielding one study or one
