This mobile home has been permanently placed over his septic tank and made
a permanent residence by placing a canopy over it. As we know in this area,
it is illegal to have a mobile home hooked up on the resident home sewer,
I am also of the opinion that his e—at the same address has been built
ne and that he secured no building permit from the County for
the addition of 2 canopies over the mobile home and his patio. I would 0-c
also like to have you check to see if Mr. Sanstrom's permanent residence
meets the County requirements as being "so many feet'& hatever the ruling

1 hesitate to have to do this but Mr. Sanstrom has completely gone out of his
way to make our lives miserable and to make us move. He has measured every
square foot of our property out several times and made reports to the county.
Due to the fact that we bought this property already staked out and surveyed
and fenced by Mr. Eric Sanstrom himself, this does seem a bit ridiculous on
his part.

Laws and regulations in our society are, at times, difficult to understand
and fully comprehend. This is true of zoning ordinances, which are laws
intended to protect and govern the many different uses of land in Spokane
County. It is my responsibility, as the Zoning Investigator, when the
situation arises, to help resolve conflicts involving the Spokane County
Zoning Ordinance.
This office has received reports regarding two (2) occupied residences on
your property, located at N. 915 Girard, Spokane County, parcel number
13531-1117. One residence is a frame structure and the other is a mobile
home
A recent visual inspection by our field inspector indicated, we believe,
that these reports are possibly accurate.
To date, we have been unable to locate building permits for either the
mobile home or the canopy placed over it.
Additionally, Section 4.05.040 of the Spokane County Zoning Ordinance
restricts the number of residences to be located on a single parcel of
land in a Residential Manufactured Home Zone (with exception of manufac-
tured home parks), in which your property is located, to that of an
Agricultural Suburban Zone, in which Section 4.05.040(a) allows for, "...
One single family dwelling with the usual accessory building commonly
appurteant to residential use including noncommercial hothouse or green-
house, tool house and private garages" to be located on a single parcel
of land.

We are of the opinion that since you have now been informed of the require-
ments of the Spokane County Zoning Ordinance, a period of 30 days, beginning
with your receipt of this letter, should be sufficient time in which to bring
your property into compliance by:
1. Removal of one residence; or
2. Legally subdividing parcel number 13531-1117 and obtaining the necessary
building permits in order to legally install this second residence on
your property. For further information regarding the subdivision of
property or other options which might be available to you, please
contact the Spokane County Planning Department at 456-2274.
Do not hesitate to act upon this important matter, since a violation of the
Spokane County Zoning Ordinance is a misdemeanor and does carry a penalty.
If the above mentioned time frame is insufficient, please contact this office
immediately in order that an equitable time frame might be established in
which your property will be brought into compliance with the ordinance re-
