An Envuonmental Checkllst was subriutted by the sponsor and was reviewed by the
County Plannmg Department. The review considered the specifics of the proposal,
other available infonnation, Counry ordinances, other regulations and laws, possible
standard Conditions of Approval, the Generalized Comprehensive Plan, and other
County policies and guidelines. The Zoning Adrrunistrator has determined that No
probable significant adverse impacts" would result from the proposal being developed
and has issued a Detemunauon of Non-Signifcance ("DNS")
The "DNS" was circulated to 7 other agencies of junsdsction and other
agencies/departments affected by the future developt-nent for review and c,omment. The
"DNS" comment penod ends August 22, 1989, and was advemsed 15 calendar days
before said date in the newspaper, by letter to adjacent property owners within 400 feet
of the proposal, and by noace on a srgn posted on the proposal site The Heanng

The requested Regzonal Business (B-3) zone is appropnate for this site and should be
approved for the following reasons
1 The proposed Regional Business (B-3) zone is zntended to unplement the Ma1or
Commercial category of the Comprehensive Plan
2. Thc; Regional Business (B-3) zone and Zorung Code contain specific provisions
to insure aesthenc redevelopment of the site and enhancement of the commercial
area
