VEwDEJIM INTROH)UCT~ON Thus matter having come before the Heanng Examiner Corrumttee on December 21, 1989, and the members of the Committee presen: bcing Chairperson Verona Southern, Lunell Haught and Don Neraas. PROPOSAL. ' The sponsar, Joe K. Staley, requests approval of a zone reclassification from Agncultural (A) to Regional Business (B-3), File No ZE-33-89, for the purpose of truck repair, boat starage and future commercial use FINDINGS OF FACT AND CONCLiJSIONS 1. The property is generally located in the Greenacres area of the Spokane Valley, east of and adjacent to Barker Road arid south of and adjacent to AHa Avenue in Section 17, Township 25 North, Range 45 EW1VI, in Spokane County, Washuigton 2. The committee adopts the Plammg Department Report as a part of this recorxi. 3. The exusting land uses in the area ar+e fuel oil bulk facdlty, storage, boat sales and gas station, storage btulduig, single family residences and vacant 4. The Comprehensive Plan designates this site as Urban. The Urban category supports a vanety of uses ranging from predonunandy suigle fanuly residences to neighborhood, commercial and hght industnal. The more intensive uses should be locat,ed along heavYly traveled smeets 5 The Artenal Road Plan designates Barker Road as an artenal, wnth a recommended nght of way wndth of 100 feet Z'he County Enguieer is requmng 2' addinonal dedicaaon with 8' set aside for futune acquisiaon 6. The exisang zonuig of the property descnbed in the application is Agnculturdl, prevlously estabhshed in 1975 7. This property may be acquired by Spokane County at the time when Artenal Improvements are made to Barker Road.
