Spokane County Zonng Code if said landscaping includes a 3' ft. high decoranve
wall, 3' ft. of Type I landscaping, or site obscunng fence where off street parking
areas abut or are visible from a public right of way. 1Vhnor revisions to proposed
landscape plan may be necessary to demonstrate comphance with landscape
requuements of the Spokane County Zorung Code. Administrative review of revised
landscape plans is recommended and to occur at bwlding permit review.

An Environmental Checklist was subnutted by the sponsor and was reviewed by the
County Plannmg Department The review considered the specifics of the proposal,
other available ulformation, County ordinances, other regulaaons and laws, possible
standard Condiuons of Approval, the Generalized Comprehensive Plan, and other
County pohcies and guidelules The Zonuig Administrator has determined that "No
probable significant adverse unpacts" would result from the proposal being developed
and has issued a Deternunanon of Non-Sigmficance ("DNS").
The "DNS" was cmulated to 10 other agencies of junschction and other
agencies/departments affected by the future development for review and comment. The
"DNS" comment penod ends September 19, 1989, and was advemsed 15 calendar
days before sazd date m the newspaper, by letter to adjacent property owners wnthin
400 feet of the proposal, and by notice on a sign posted on the proposal site. The
Heanrig Examiner may consider additional envuonmental related testvmony and the
- "DNS" at the public hearing.
