ordinances, other regulations and laws, possible standard Conditions of Approval, the Generalized Comprehensive Plan, and other County policies and guidelines The Zoning Administrator has determined that "No probable significant adverse impacts" would result from the proposal being developed and has issued a Determination of Non-Significance ("DNS") IV SEPA ENVIRONMEPJTAL REVIEbJ (continued) The the Zontng Hearing Examiner Committee on June 4, 1986, and the members of the Committee present being Jim Schurra, Chairman9 and Phillip D Harrts and Kathy Carstens B PROPOSAL The sponsors WAM Enterprises, Incorporated, is requesting approval of a zone reclassificatton, File No ZE-12-81, from Agricultural Suburban and Residential Office to Urban Residential (UR-22) for the purpose of developing office complexes C FINDIN6S OF FACT 1 That the existing land use in the area is single family residential, apartments, church, office, and vacant area 2 That the Comprehensive Plan designates this area as appropriate for commercial development 3 That the extsting zoning of the property described in the application is Agricultural Suburban and Residential Office 4 That the provisions of RCW 43 21C (The State Environmental Policy Act) hade been complied with, and the Committee concurs with the Determination of Non-Significance 5 That the proper legal requirements for advertisement of the Agenda Item have been fulfilled 6 That the land in this area is suitable for the proposed use, or uses within the proposed Zone Classification 7 That the applicant has demonstrated that conditions have substantially changed since the original zoning of this area and accordingly, the proposed rezone is justified 8 That the proposed use can be made compatible with existing uses in the area through specific development conditions 9 That the owners of adjacent lands expressed both approval and disapproval of the proposed use, their concern being phasing of
