This property, because of special circumstances applicable to it, is deprived of privileges commonly enjoyed by other properties in the vicinity and in a similar zone classification. This adjustment remedies the difference in privileges. A variance shall not authorize a use otherwise prohibited in the zone classification in which the property is located. Page 2 D6/SCS To: Spokane County Dear Sirs: z.o N 1,44 It-DI-US?Z72 July g, 19q1 Three years ago I purchased a Greyhound bus to convert into a motor home to use when I retire. At that time we had been living on the South hill for 20 years and our home was completely paid for and newly remodeled in anticipation of our retiring there. However, because we didn't have adequate room to work on or park the bus there, we decided to sell our home and move to a new area where we would have room to build a building to store and work on our bus. Our South hill home sold in September of 1990, and we decided to purchase our current home at E. 8120 Glass because it was on approximately acne acre of lan and there would be plenty of room to build the building we need. We did not realize there would be any.problem erecting a building as there are several large buildings in the area. Had we known about the new zoning, we would not have purchased this property. We had checked with several builders of steel buildings who gave us estimates on doing the work, so we decided to•purchase this property and -have a building erected on it. In February of 1991 the. Lrchase of this house finally closed, and we then contacted' Town and Country Builders to get the building started. They informed us about the zoning; change, and suggested I apply for a variance. As you have requested, I am now.listina the reasons why I need this building: 1. Because I work for Wonder Bread and my busy season is in the spring and summer months, 1 must do the work on ray bus conversion during the winter and need protection from the weather. 2. When my bus is completed it will be worth approximately $100,000 and I will need to store it out of the elements. 3. When the bus is sitting outside.it attracts children. On two occasions I have observed children around the bus. On one occasion with a B -B gun. On one other occasion it was pelted with eggs. Having the bus outside is not safe for the bus or the children. This could be es ecia.l.ly hazardous if I were working on the bus and had electrical equipment out or had the bus jacked up. 4. •I will need a place to store the parts I need -.to convert the bus (e.g. a complete diesel engin sheet metal, tires, etc.). The building will not only protect them, but it will 1l improve the appearance of my property and adjoining properti > by not having these parts lying around in the open. . I have a lot of e::pensive tools and some large equipment that I need to keep in a locked building. 6. The building= must be large enough to house a 40 ft. bus conversion, the tools and equipment necessary, a 20 ft. car trailer to pull behind the bus -when we travel, one pick-up truck, 3 cars, and a tractor. 7. One of our cars is very expensive and must be kept inside (Mercedez- Benz). We are also restoring another car which will have a new vinyl top and. paint, and will need to be kept protected. The building wc have planned will be situated a good ways back from the road, and we are planning to remodel the outside of the house so the building and the house will compliment each other presenting an attractive appearance. We hope that you will see our need for this building as we have already invested much time and money in buying and improving this property and would like •to be able to stay here. Trying to sell at this time would result in a great loss for us. Thanking you in advance for your consideration of this matter, I am, Charles _T.
