1980, 03-12 Zoning LetterSPOKANE COUNTY COURTHOUSE Mr. George Cowden 1404 S. Glenn Spokane, WA 99206 Dear Mr. Cowden: • fl E SCD -1-3,"wavar- PLANNING DEPARTMENT BROADWAY CENTRE BUILDING N 721 JEFFERSON STREET PHONE 456-2205 SPOKANEWASHINGTON 99260 March 12, 1980 Following an on-site investigation of your property and a review of the letter which you submitted to us outlining the conditions and type of occupation engaged in on your property, I hereby make the following interpretation: That your janitorial supply business qualifies as a home occupation at 1404 S. Glenn, Spokane, Washington to the extent that; 1. It does not represent a change to the residential character of the parcel on which the business is located and the immediate vicinity. 2. That it is conducted so as to show no outward appearance of a business in the normal meaning of the term. 3. That it does not produce noise, vibration, dust, smoke, odors, light, or other affects that detract from neighboring residents' rights to peacefully enjoy the occupancy of their homes. In specific review of your comments which you have submitted to the Planning Department for review I would advise you that under definition #20 (Home Occupations) of the Spokane County Zoning Ordinance that; 1. Only members of the family who reside on the subject premise shall be employed in the occupation. This appears to be slightly at odds with what is indicated in your letter. 2. Also for your consideration, no outside storage of business supplies or occupation implements are permitted in conjunction with the home occupation. At this time we are not able to comment on whether a 16 ft. addition to the structure where your current occupation takes place could be approved or not. 1 Mr. George Cowden March 12, 1980 Page 2 I would advise that you make every attempt to keep your property in as neat as condition as possible and take whatever reasonable measures you can to insure that adjacent parties are not adversely affected by this activity. This interpretation takes effect at the above noted date and it is your right or anyone objecting to this interpretation to appeal it to the Spokane County Zoning Adjustor within ten (10) days of the date noted above. Should you or any other interested parties wish to appeal, please contact the Spokane County Planning Department for an explanation of that process.
