ADDENDUM NUMBER 2 TO REPORT OF LIMITED SUBSURFACE DRAINAGE
STUDY, WOODLAND TERRACE SUBDIVISION, SPOKANE, WASHINGTON
Dear Mike,
This letter is the second addendum to my original February 19, 2001 report, which summarized
the results of a limited subsurface drainage study conducted at Woodland Terrace subdivision in
Spokane, Washington. The purpose of this addendum is to address the drainage of four
residential lots on 16th Avenue.
SITE AND PROJECT DESCRIPTIONS
It is my understanding that you are currently applying for building permits for four residential
lots on the north side of 16th Avenue, from about 200 feet west of Vacated Dearborn Street to
about 450 feet east of Custer Street (See Figure 4). Specifically the lots are as follows:
• Lot 10 of Block 23.
• Vacated Dearborn Street, north side of 16th Avenue.
• Lot 8 of Block 26.

The ground surface on the north side of 16th Avenue generally slopes down to the north and east,
as shown by the original elevation contours on Figure 4. At Vacated Lloyd Street and just east
of Lot 8 of Block 26 there are small intermittent drainages that flow to the north. Just southwest
of Lot 8 of Block 27 is the top of a small knoll that has about 30 to 50 feet of vertical relief and is
underlain by gneiss bedrock. Just east of Lot 8 of Block 27 the ground surface slopes steeply
down to the east to Glenrose Drainage.

1 understand that the houses that are to be constructed on Lot 10 of Block 23 and the Vacated
Dearborn Street Lot will be of the Foundation Detail/Type 2, as defined by Mr. Cliff Mort of
Monogram Homes. As such they will consist of split-level, wood -frame, slab -on -grade
structures, having shallow daylight basements. The floor levels of the daylight basements will be
about 3 feet or less below the existing and the final ground surface on the uphill side of the
house. The houses that are to be constructed on Lot 8 of Block- 26 and Lot 8 of Block 27 will be
of Foundation Detail/Type 3. As such, they will consist of wood -frame, slab -on -grade structures
having full daylight basements. The floor levels of the daylight basements will be about 8 feet or
less below the existing and final ground surface on the uphill side of the house. The house
foundations for both Type 2 and Type 3 will be prepared by excavating on the uphill side and
filling on the downhill side.
It is my understanding that the four subject lots will be graded so that surface drainage flows to
the alleys to the north of the lots and then to the existing detention pond at the east end of 15th
Avenue.
SUBSURFACE EXPLORATIONS
In order to investigate the subsurface conditions along the north side of 16th Avenue, I directed
the excavation of six backhoe test pits, the approximate locations of which are shown on Figure
4. The test pits were excavated by a backhoe and operator that you provided, and ranged in
depth from 2.2 to 10 feet. I examined and logged the subsurface conditions in each test pit and
collected representative samples of selected stratigraphic units. Logs of the test pits are included
as Table 2.
ASSESSMENT OF SUBSURFACE CONDITIONS
The subsurface conditions encountered in the six test pits on the north side of 16th Avenue are
very similar to those encountered in the test pits for the original report of limited subsurface
drainage study, dated February 19, 2001. There is typically fine-grained soil, usually silty sand,
at the ground surface, underlain by either cleaner sand or bedrock (basalt, gneiss, or schist). The
condition of the bedrock varies from hard and massive to totally decomposed to clay.
Groundwater was encountered in two (TP -102 and TP -501) of the six test pits. These two test
pits are both located within the intermittent drainages, where houses will not be built. Soil
mottling, which typically indicates seasonal groundwater fluctuation, was not observed in any of
the test pits.
DISCUSSION AND CONCLUSIONS
Groundwater, where it was encountered in the test pits, was very localized and controlled by the
topography of the bedrock surface and only occurred within the intermittent drainages. Based on
the grade of the existing ground surface and the bedrock surface, it appears that both su, face
water and groundwater will flow to the north and east toward the detention pond and Glenrose
Drainage.

Residential development on sloping sites generally has the potential to increase the infiltration of
surface water and to raise the groundwater level or cause the accumulation of groundwater where
there was none before development. Additionally, infiltration from landscape and lawn watering
and leaking water supply and irrigation lines could also cause accumulation of groundwater.
Based on my knowledge of the project, the subsurface conditions exposed in the test pits, and the
surface topography, I conclude that with reasonable precautions the construction of daylight
basements at the site is feasible. if the following recommendations are adhered to and there is no
excessive lawn watering or leaking water supply or irrigation lines, in my opinion, it is probably
not likely that groundwater will accumulate higher than a few inches above the bedrock and
decomposed bedrock surfaces in the four subject lots.
RECOMMENDATIONS
The recommendations presented in my original report of February 19, 2001 and the report
addendum of March 16, 2001 are also applicable to the four subject lots for this addendum.

This addendum is subject to the same limitations presented at the end of my report of limited
subsurface drainage study, dated February 19, 2001.
