At the request of Bruce Baldwin of Tomlinson Black, on 5 March 200, Ken Pfaff inspected the
foundation beneath the manufactured home at 1501 N. Grady, Spokane, WA.
The purpose of this inspection was to confirm that the manufactured home at the above address rests
on a permanent foundation as defined by the HUD Standards (HUD Publication 7584 - Permanent
Foundations for Manufactured Homes, September 1996).
This report has been prepared in strict confidence with you as our client. You are not required to
allow reproduction or re -use of this report for the benefit of others without your expressed written
consent, except as may be required by Washington real estate regulation. (NOTE: We understand
that you have authorized Bruce Baldwin to receive this letter.)
Due to the fact that this is an existing foundation, portions of the foundation below ground were not
visible.
Summary of Findings
The visible portions of the foundation and anchorage of this manufactured home meet the
requirements of HUD standards (HUD Publication 7584 - Permanent Foundations for Manufactured
Homes September 1996) for foundations for manufactured homes to be fmanced with VA/FHA
loans.

Observations
This residence is a one-story `single -wide" manufactured home approximately 52 ft long by 14 ft
wide. I -IUD number IDA 068211 is attached to the home. It is set on an "isolated footing" system
with 6 CMU block piers under each of the chassis beams, supported on concrete footings which are
24" x 24". The home is surrounded by trees and homes.
The items below satisfy the requirements ofI1tJD Publication 7584 - Permanent Foundations for
Manufactured Homes:
• The foundation bears upon poured concrete footings.
• The bottom of the footings appears to be below the required frost depth from grade.
• A permanent, continuous curtain wall encloses the foundation to keep out vermin and
water,
• An adequate number of screened vents have been installed around the entire
perimeter of the building to provide air circulation in the crawl space.
• The dirt floor of the crawl space is covered with 6 -mil polyethylene plastic.
• Adequate drainage of the crawl space area is present.
• The tongue, axles, and wheels have been removed.
• The perimeter walls are at least 8 inches above grade.
• The footings are at least 8" thick.
• The.footings are of adequate mass to resist uplift.
• This home has adequate tie downs to resist overturning and horizontal transverse
loads.
• The home has adequate tie downs horizontal longitudinal loads.
