Colyar on Lot 59 (1605 N. Grady Lane)
I am in the process of placing a new manufactured home on existing lots 59 and 60 in
Mission Meadows Manufactured Home Community. My existing home is also situated
on these same lots. I propose to continue to live in my existing home while my new
manufactured home is being placed and setup. As soon as the manufactured home is
ready for occupancy, I will move into the new home and begin the process removing my
old home.
Please consider this letter my commitment to procure the necessary permits and begin the
process of demolishing my existing home within 30 days of occupancy of my new
manufactured home. Barring unforeseen difficulties, I expect to have my existing home
demolished within 90 days of occupancy of my new home. Also, you should be aware
that we are processing a revised site plan for Mission Meadows MHP which will
eliminate the designation for lot 60 and show one large lot 59.
If you have questions or require additional information, I am authorizing Richard Mason
to act on my behalf in this matter.

SUBJECT: Response to your request to consolidate Lots 59 and Lot 60 into one lot and consolidate
Lot 63 into Lot 62 and Lot 64 of Mission Meadows MHP (MHP -04-96)
Dear Mr. Mason:
On August 9, 2005 you submitted a letter requesting City authorization of the approved Manufactured Home
Park Site Plan for Mission Meadows (MHP -4-96) to consolidate Lot 59 and 60 into one (1) lot and
consolidate Lot 63 into Lot 62 and Lot 64 for the purpose placing a larger manufactured home and accessory
garage on each site.
Pursuant to Section 14.808.020.3 of the Spokane Valley Interim Zoning Code, an approved site development
plan shall not be altered unless approved by the Director or designee, provided that the proposed alteration
does not represent i substantial change in the previously approved site development plan, and does not
increase the overall site development plan density.
The Mission Meadows Manufactured Home Park is currently authorized for a maximum of one hundred and
twenty-two (122) manufactured home lots. The proposal to incorporate half of Lot 63 into the lot area of Lot
62 and the other half into Lot 64 and consolidate Lot 59 and Lot 60 into one (1) lot, which is not a substantial
change in lot design or configuration and will not increase the overall density of the project. Therefore, the
Current Planning Division approves your request subject to compliance with the following conditions of
approval:
1. All conditions of approval from Spokane County's approval of MHP -4-96 and ZE-56-96, as
applicable, shall continue to be complied with.
2. The installation of the manufactured home on the combined portion of Lot 62 and Lot 64 shall
comply with all applicable requirements of Chapter 14.808 (Manufactured and Mobile Home
Standards) and with the conditions of approval for MHP -4-96 including but not limited to
building setback requirements.
