As an existing legally established residence in a Community Commercial (C) zone the use is considered a legal use and is NOT subject to the provisions for a nonconforming use. The provisions found in SVMC 19.20.060 (C) (5) stating a structure damaged by fire, flood, neglect or act of God may not be replaced if the damage represents greater than 80 percent of the market value DO NOT apply.
