Planning Commission Recommendation: Approve to Commercial Zone, subaect
to the followznst conditions;
A. Conditions:
1. Dedications:
a) The dedication of the Southerly 60' of the advertised property for
r/w.
b) The ded3cation of the Westerly 10' of the advertised property
along Evergreen Road for r/w o
2. Landscaping along Sprague Avenue shall be installed in accordance
with the "approach and landscape detail" inciuded with the submitted
site plano (Such installation shall extend across the entire Sprague
Avenue frontage and shall incorporate an automatic sprinkler system,)
(Note: A curb along Sprague Avenue wi],1 be installed by Spokane
County as part of Urban Arterial project o)
3. No sign on the premise s shali exceed one hundred and fifty (150)
square feet in area or 35 feet in height.
~ AIl signs may be illuminated provided that they shall not be animated
~ nor flashing and shall be of low intensity not exceeding the equivalent
of four hundred and twenfiy-five (425) milliamperes fluorescent tubing
behind plexface spaced on seven (7) inch or more centers, or of
exposed neon not exceeding thirty (30) milliamperes.
4, The Director of Planning shall approve a specific exterior lighting
plan for the advertised area prior to installation of such lighting.
