ZE-36-71 - AGRICULTURAL TO RESIDENTIA.L MOBILE HOME: SCHMIDT
Planning Commission Recommendation: Approve to Residential Mobile Home
Zone, subject to the followinq condition;
A. C onditi on :
1. Approval of a trailer court design for the proposed addition by the
Zoning Adjustor (such application to be made within six (6) months).
The approved plan shall include fencing along the south and east
property line s .
Backyround:
In May, 1970, the Planning Commission reviewed a zone change proposal,
ZE-36-70, submitted by the applicant which included the advertised property.
The Commission approved Residential Mobile Home zoning for the West 104'
of the previous applicafiion but declined to change the classification of the
presently advertised property because of lack of a specific development plan.
The applicant has, therefore, submitted a development plan incorporating a
25' paved roadway and S additional trailer stalls.
B. Reasons:
1. The advertised parcel lies immediately east of a 19 unit trailer court
owned by the applicant. The Commission is of the opinion that the
request is a logical and appropriate extension of the established
trailer court.
2. The advertised property could not be easily developed for a homesite
because Main Avenue has not been established for maintenance
purpose s .

Beginning at a point on the north-south center-
line of Block 30 of Vera, which is 55 feet `north of the centerline of
Sprague Avenue; thence North 228 feet; thence East 104 feet; thence
North 55 feet to the true point of beginning; thence East 103.3 feet;
thence North to the North line of Block 30 of Vera; thence West 103.3
feet; thence South to the true point of beginning.
